How it works

A process built to bring order to a compressed timeline.

Petra's process starts before the 45-day clock becomes a problem. The goal is to understand your property sale, translate your investment mandate into a clear replacement strategy, and move through execution with less guesswork and more confidence.

The timing Petra is built around

  • 45-day identification window from close of the relinquished property
  • 180-day total exchange completion window
  • Debt replacement needs (many investors must match or exceed relinquished debt)
  • Income, diversification, and estate planning priorities

The six steps

From sale to close, with a team at every stage.

1

Review your situation

Petra reviews the pending sale, likely exchange equity, debt requirements, timing, and your broader objectives before any portfolio design begins.

2

Define the mandate

The design process starts with what matters most: preserving capital, protecting income, diversifying exposure, simplifying management, or improving estate planning.

3

Design the POPP

Petra structures a Personal Optimized Property Portfolio using its proprietary database and portfolio design center. This is a custom-built strategy, not a generic property list.

4

Review representative options

You review portfolio logic, diversification choices, and representative strategy types before moving into current availability discussions. No pressure, no rushed decisions.

5

Execute with full support

Transaction coordination, research, and investor relations support keep the process efficient from subscription documents through closing and funding.

6

Ongoing portfolio support

Petra's team stays involved through ongoing reporting, performance communication, and continued planning as circumstances evolve.

What makes Petra's process different

Most DST brokers hand you a list. Petra builds you a portfolio.

The majority of DST firms present investors with an available inventory menu and leave the selection process largely to the investor. Petra starts from the opposite direction: the investor's mandate comes first, and the portfolio is designed around it using a proprietary database and evaluation workflow.

That means faster analysis, better alignment, and a strategy you can actually understand and defend to your CPA, attorney, and family.

The technology behind it

  • Proprietary DST database for faster sourcing and comparison
  • REV Score: Petra's internal property evaluation and ranking system
  • POPP: the custom portfolio output delivered to every client
  • Risk factor analysis and stress testing for each recommended strategy
  • Portfolio construction discipline across geography, asset class, and sponsor

Start the process

The first step is a focused conversation, not a sales pitch.

A Portfolio Design Session is where Petra reviews your sale, timeline, and goals, then shows you what a custom POPP could look like. No pressure, no live offering presentation.

DST investments are available to accredited investors only. Offerings and current terms are discussed privately after a qualification conversation. Securities offered through Saxony Securities, Inc., member FINRA / SIPC. Check background on FINRA BrokerCheck.
