Brad Watt

CEO / Founder

Brad Watt is the CEO and Founder of Petra Capital Properties and a Registered Representative of Saxony Securities, Inc. He has spent more than 30 years in investment real estate and has participated in more than $10 billion in public and private real estate offerings, including more than $2 billion in fractional 1031 exchange programs.

Brad started his career as a real estate investment banker providing financing to franchisors and franchisees of national restaurant chains. At 25, he and his wife Meshell became the youngest multi-unit Wendys franchisees in the system. After selling their restaurants, Brad returned to real estate investment banking, specializing in single-tenant net lease funds and limited partnerships.

In 2004 Brad became the Managing Director of a national real estate firm that structured and managed 1031 DST and TIC offerings for 1031 exchange investors. He was an early pioneer of the multi-property DST offering structure, coinciding with the IRS issuance of Revenue Ruling 2004-86.

Today, Brad runs Petra Capital Properties, a boutique real estate investment management firm focused on custom portfolio design for 1031 exchange investors. Petra uses a proprietary DST database, risk factor analysis, and the POPP framework to build personalized replacement property strategies for accredited investors.

Having experienced numerous business cycles and four recessions, Brad understands the importance of managing value-at-risk and preserving income in every economic cycle. His two-fold mandate is straightforward: Preserve Capital and Protect Income.

Brad and his wife Meshell live in Colorado Springs. They have three grown children. Brad enjoys hiking, weightlifting, and motorcycles.
